Pre-purchase or buyer initiated inspections are the most common types of inspections that are provided as part of the purchase process when one party makes an offer on a home contingent on the results of a home inspection. Buyers want to know that the home they are offering to purchase is in sound condition, will meet their needs and is a good investment. No home is perfect so there are always some items that will be identified on the inspection report that the buyers and the sellers will need to determine how they will be addressed or if they need to be addressed.

Pre-listing or seller initiated inspections are becoming more popular with people that are planning on listing their home for sale and want to increase the probability of selling the home. A potential seller will have a home inspection completed on their home before they list it for sale so that they can identify and address any potential issues with the home. When the home is then listed and an offer is made contingent on a home inspection, the seller can be confident that there should be no issues related to the condition of the home that would hinder the sale.

New Construction inspections can be utilized by the buyers of new construction before the final closing on the home to make sure the home is sound, and all of the systems and components of the home work properly. Infrared inspections may be incorporated with this type of inspection to insure there are no moisture penetration issues or insulation deficiencies. Inspection fees are based on the total square footage of the property being inspected. The minimum charge is $320.00 for up to 1500 total square feet. An additional charge of $0.05 per square foot over 1500 square feet is added for larger homes - i.e. the inspection fee for a 2500 square foot home would be $370.00 ($320.00 + 1000 x $0.05).
